Hey everyone! If you're wondering where to live in Olathe or thinking about buying a home in this fantastic city, you've come to the right place. In this video, we’ll break down five different neighborhoods in Olathe that you should absolutely know about. We'll discuss hotspots, home prices, new construction, and buying a home in a mature neighborhood with those beautiful tall trees. Cedar Creek: A Resort-Like Community

If you're exploring neighborhoods in Olathe, Cedar Creek should be at the top of your list. Located in the northwest corner of the city, Cedar Creek feels like its own independent city, tucked away from the hustle and bustle. This is one of the biggest master-planned communities in all of Kansas City, if not the largest in Johnson County.

Cedar Creek offers a mix of new homes and mature neighborhoods, giving you options from pre-existing homes to brand new million-dollar estates. Amenities include the Shadow Glen Golf Course, a beautiful swimming pool, tennis and pickleball courts, a sand volleyball court, playgrounds, an indoor gymnasium, a 65-acre sailing and fishing lake, and numerous trails.

Home prices in Cedar Creek range from the $500s to multi-million dollar estates. For example, a $1.2 million estate with five bedrooms and stunning features, or a $3 million custom home designed by Dan Webster with 8,660 sq. ft.

Havencroft: Affordable and Convenient

Next up, if you’re considering where to live in Olathe, Havencroft is a fantastic option. Located near the edge of Olathe where it meets Overland Park, Havencroft offers easy access to major highways, making commuting a breeze. Homes here were mostly built in the late 1900s to early 2000s, with prices ranging from the mid-200s to around $400,000.

For example, a home priced at $355,000 with three bedrooms and 2,356 sq. ft. just hit the market. If you’re shopping for homes for sale in Olathe in the $300k to low $400k range, you’ll find plenty of options here.

Nottingham at Heritage Park: Blue Valley School District

If you're moving to Olathe and want to be in the Blue Valley School District, check out Nottingham at Heritage Park. This neighborhood is located just north of Heritage Park and offers homes ranging from the $600s to the $900s.

One notable aspect of this neighborhood is its zoning for the Blue Valley School District, which adds to its desirability. For example, a home here might be priced in the upper $600s with four bedrooms and 3,000 sq. ft.

Lake Olathe Area: New Home Communities

Prairie Farms offers homes from $500,000 to over $700,000. Lake View Ridge features lots that back to green space, with homes priced around $685,000. Prairie Highlands, including The Greens at Prairie Highlands, offers beautiful new homes with prices starting in the $600s.

South Olathe: The Future Hotspot

Lastly, if you’re looking for where to live in Olathe and want to be ahead of the curve, South Olathe is the place to be. This area is rapidly growing with several new home communities like Stonebridge, Boulder Hills, and Boulder Creek. Prices range from the $500s to over $1 million.

Stonebridge has multiple neighborhoods, with new lots recently opened in Stonebridge South. Boulder Hills and Boulder Creek also offer estate-sized lots with beautiful new homes.

Touring a Home and a New Development

Now, let’s take a quick tour of one of my current listings in the Woods of Mahaffie. This home is under contract, but it’s a great example of what $550,000 to $600,000 can buy you in Olathe. It’s a 2013 build with four bedrooms, four and a half bathrooms, and a fully finished basement.

And for a sneak peek at a new development, check out Battle Creek. This community features $1.3 million homes on acre-sized lots that back to green space. It’s a bring-your-own-builder development, offering a unique opportunity to design your dream home.
